As we head into the spring market, both buyers and sellers face the challenge of elevated mortgage rates, with the current 30-year fixed rate averaging 6.87%—its lowest since December but still historically high. Sellers may need to price competitively and enhance their home’s appeal to attract buyers navigating tighter budgets. Buyers can benefit from improving their credit, exploring mortgage points, or considering assumable loans to secure better terms. Staying informed and adaptable is key as the market continues to shift.
In today's real estate market, many homeowners are opting to rent out their properties to capitalize on historically low mortgage rates and build long-term wealth. This trend allows homeowners to generate passive income while retaining properties with favorable financing terms. However, transitioning from homeowner to landlord requires careful preparation to ensure a successful rental experience. This is something that I work closely with my clients to help them find the best success. Below are a few of the ways I can help but the best way is to set up a time to talk on the phone or walk through your home in person.
Preparing Your Home for Rent
Ensure Legal Compliance: Familiarize yourself with local landlord-tenant laws, zoning regulations, and building codes. In Philadelphia, for example, you must have your rental license with the city (relatively easy process) that might include having a lead paint inspection, depending on when the house was built. Property Maintenance and Safety: Conduct necessary repairs and maintenance to meet housing standards. Regular upkeep not only attracts quality tenants but also preserves your property's value. This will also help minimize phone calls from tenants if anything ever breaks.

Becoming a Successful Landlord
Tenant Screening: Implement a thorough screening process, including background and credit checks, to assess applicants' reliability. This step is crucial in selecting tenants who will respect your property and fulfill lease obligations. I personally use a great company that does a full and complete background and credit check that gives my owners a comprehensive view of potential tenants.
Clear Communication: Establish open and respectful communication channels with tenants. Promptly addressing concerns and maintenance requests fosters a positive landlord-tenant relationship, encouraging lease renewals.
Professional Management: Consider hiring a property manager to handle day-to-day operations. Professional management ensures compliance with laws and enhances tenant satisfaction. There is a fee involved, so I don’t recommend this unless you own multiple properties or live far away and don’t have the time to take care of the property.

The spring housing market is just about to begin, and I’ve personally already seen a ramp up in both sellers and buyers in the Philadelphia and Suburban markets. Financial experts anticipate that mortgage interest rates will remain above 6% throughout 2025, with modest declines possible but significant reductions unlikely.

Philadelphia Metro Area:
As of February 2025, the Philadelphia metropolitan housing market continues to experience robust activity, ranking fifth among the nation's hottest housing markets. This surge is driven by steady demand, moderate price growth, and a tight inventory, attracting both local and out-of-state buyers seeking affordability and urban amenities.
Bucks County:
The housing market shows resilience with rising prices reflecting steady demand, providing opportunities for both buyers and sellers.
Montgomery County:
The market is experiencing a shift towards a more balanced environment, moving away from the seller's market of the past two years, which may benefit buyers seeking opportunities.
Delaware County:
Home prices have increased by 5.2% year-over-year, with a median price of $315,000, and homes typically selling after 42 days on the market, indicating a competitive landscape.
Exciting things ahead in 2025!
I’m not sure if you heard, but… THE EAGLES ARE SUPERBOWL CHAMPIONS!! What an incredible time for the city! Even my sons refused to go to sleep that night, and ended up walking them out to Broad Street just as the game was ending. We also hosted a few friends for the parade, and despite the freezing temps, we had the best time watching our champions roll by us on Broad. The energy in Philly has been electric!

It’s also tied to a cause very close to our (excuse the pun) hearts. My wife and I are participating in a charity spin ride on Sunday, March 9th to raise money for CHOP’s Cardiac Care Center.
