Using Your Home Equity - Housing Market Updates- Free Photoshoot June 9th - Hershey Park June 20th - Phillies Game Aug 18th
Summer is almost here, and the spring market is buzzing with activity! I’ve got some great updates this month — both for buyers and sellers — plus a few fun events coming your way. First, a quick heads-up: the free spring photoshoot originally scheduled for this Sunday has been moved to June 9th. I’m also excited to announce another Hershey Park day on June 20th — tickets are discounted, and I’ll be personally doing a buy one, get one free for the first 10 tickets bought. Please see below for details. On the real estate side, interest rates are still higher than many would like, and with the cost of just about everything rising, I’ve been having a lot of conversations with clients about how to make their money work smarter. One smart option? Using the equity you already have in your home — let’s dive into that below.
Understanding Your Home’s Equity — and How to Use It
Let’s talk about home equity — something a lot of homeowners have but don’t always realize the power of. In simple terms, your equity is the difference between your home’s current market value and what you still owe on your mortgage. As home values have climbed and you’ve paid down your loan, your equity has likely grown right along with it. What’s exciting is that you can actually use that equity to your advantage — whether it’s for home renovations, investing in a second property, paying off higher-interest debt, or even helping with education expenses. If you’re curious about the basics, this article from Bankrate is a great place to start.
That said, tapping into your equity isn’t something to jump into without doing a little homework. While home equity loans, HELOCs, or cash-out refinancing can be smart and cost-effective ways to access funds, they also come with responsibilities — and some risks. For example, borrowing too much or mismanaging the repayment terms can put your home at risk. The Consumer Financial Protection Bureau has a really helpful guide that outlines your options and what to consider before moving forward. It’s definitely worth a look if you’re even just starting to think about it.
Personally, I’m also in the process right now of exploring how to use the equity in my own home to help purchase another property — so this is something I’m actively thinking about and learning more about every day. If you're wondering how much equity you have or whether now might be a good time to put it to work, I’d love to connect. Whether we chat in person, over the phone, or on Zoom, I’m happy to walk you through some ideas and introduce you to one of the awesome lenders I work with regularly. So Many Fun Events Coming This Summer!
Spring is here, and the Phillies are doing… fine! As I keep reminding my boys, it’s a long season — there’s a lot of potential, and they’ll figure it out soon enough. The weather’s been a little up and down, but you can definitely feel that summer warmth creeping in. It’s been great getting out of the house and enjoying everything Philly and the surrounding areas have to offer. Between celebrating both boys’ birthdays, a quick spring break trip "down the shore," and catching a few Phillies games, it’s already been a busy season — and summer looks even busier!
I can't wait to share some of the exciting things coming up that I hope you'll join me for:
First up — mark your calendars for August 18th, 2025! We’re heading to the Phillies game, and I’ll be giving away a lot of FREE tickets, plus hosting a fun tailgate beforehand. I'll send out more details in next month's email, including a sign-up link to enter the ticket raffle.
The new date for the free client photoshoot is Sunday, June 9th at the Navy Yard! If you'd like to join us, please fill out the RSVP form again. We'll have snacks, games, and some other fun activities for you to enjoy before or after your session. Feel free to reach out if you have any questions — I’d love to see you there! Finally, on June 20th, my company is hosting another Hershey Park Day! We had an amazing time last year, and I’m so excited to do it again. Tickets are just $45 per person — and that includes parking and ice cream! As a thank-you, I’m personally going to do a Buy One, Get One for the first 10 tickets bought. This brings the price down to just $22.50 per ticket. If you're interested, just reply to this email, and I’ll let you know right away if you’re getting some free tickets!
I’m so excited for summer and hope to see many of you at these events! As always, feel free to reach out anytime — whether you want to chat about the market, the Phillies, or just grab a coffee.
