A little about me
Happy New Year!
Most of you have been receiving my emails for a while, but I’ve never formally introduced myself, especially to those I haven’t had the pleasure of working with yet. I’m Brad, a real estate agent with a background as a professional photographer for nearly 20 years. I help people buy and sell homes, find renters for investment properties, and even assist those looking to rent.
I’ve been a licensed real estate agent for over 7 years, but my experience in buying, selling, and renting properties spans more than 20 years. My transition into real estate felt natural because, in many ways, the skills I honed in my photography business carried over seamlessly.
During my photography career, I worked with modeling agencies, musicians, product companies, architectural firms, real estate agencies, the City of Philadelphia, and various magazines and newspapers. My work appeared on billboards, in publications, on TV, and even on product packaging. I also photographed hundreds of weddings and Bar/Bat Mitzvahs. (You can still see some of my work at www.bgmemories.com)
The experience I gained as a photographer was invaluable when I transitioned to real estate. Just like in my photography business I built a trusted network of people in all aspects of my work from other photographers, event planners, videographers, photo booths and many more. In my real estate business, I work closely with trusted lenders, inspectors, title companies, contractors, and more to provide my clients with the highest quality service with confidence and expertise.
Today, I continue to learn and improve because I’m committed to being the best resource for my clients—not just during the buying or selling process, but even years after closing. These monthly emails are written personally by me, and I put a lot of effort into making them useful and relevant. My goal is to share information you find helpful, engaging, and worth your time.
I’ve been sending them for almost two years now (you can very soon read past articles on my blog starting in february), and I’d appreciate your feedback about how to make them even better. Below is a link to a short questionnaire where you can let me know what topics or questions you’d like me to cover. It’s quick and easy, and your input will help shape future emails to ensure they’re tailored to your interests. Thank you in advance for your invaluable feedback! Short Questionnaire Link
What’s going on in the Philadelphia market?
Philadelphia Metro Area:
Philadelphia's real estate market is experiencing notable activity this winter. The city has been ranked as the fifth-hottest housing market in the U.S. for 2025, according to Zillow's recent forecast (PhillyVoice). This ranking reflects strong demand and limited housing supply, leading to increased competition among buyers. Home values in Philadelphia increased by 4.6% over the past year, reaching an average of $362,744, and are expected to grow another 2.6% in 2025 (Patch).
Despite the winter season typically seeing a slowdown, Philadelphia is experiencing a surge in listings, providing more options for buyers (Revolve Philly Group). However, the market remains competitive, with homes often selling quickly and at or above asking prices. Popular neighborhoods like Fishtown, Northern Liberties, and Graduate Hospital continue to attract young professionals, contributing to steady demand (MontCo Living).
Surrounding Suburbs (Bucks, Montgomery, and Delaware Counties):
- Bucks County: The housing market in Bucks County has been dynamic, with a rollercoaster of activity. While specific data for January 2025 is limited, local real estate professionals anticipate a substantial increase in residential listings this year, which could stabilize prices for buyers (Philly Burbs).
- Montgomery County: Montgomery County remains a prime destination for homebuyers due to its excellent schools, vibrant communities, and proximity to Philadelphia. Home prices are projected to rise by 2-4% in 2025, with high-demand areas including Ambler, Blue Bell, and Lower Merion (MontCo Living).
- Delaware County: Delaware County's real estate market remains active this winter, with homes selling in an average of 25 days as of December 2024, indicating strong buyer demand (https://www.inquirer.com).
Exciting Things Ahead in 2025!
The Eagles are heading to the NFC Championship this Sunday at 3 PM against the Commanders at home! With a win, we’ll be on our way to the Super Bowl on February 8th in New Orleans. This team has been incredible to watch, and I can’t wait to see what Jaylen, Saquon, and the rest of the crew will do next.
Looking ahead, I’m thrilled about the events planned for this year. Once again, I’ll be hosting a Phillies Game Day with free tickets, a trip to Hershey Park with discounted tickets and parking, and another free photoshoot early this spring. I’ll share dates and details soon! Also, be on the lookout for a new Phillies schedule magnet that will be mailed next month.
One event particularly close to my heart is happening on Sunday, March 9th. My wife Carly and I are participating in the Philly Spin-In to raise funds for CHOP’s Cardiac Care Center—a place that’s been a vital part of our youngest child’s life since birth. To support this cause, I’ll be hosting a happy hour in February to help fundraise for this incredible cause. Keep an eye out for the date, time, and location, and please join us!
Thank you for being such an important part of my business and family in 2024. Here’s to a happy, healthy, and successful 2025! As always, feel free to reach out anytime—whether it’s for real estate questions or just to catch up over coffee.
