When a Home Doesn’t Sell Right Away—Here’s What to Do
Even in today’s market, not every home sells the first time around—and that’s okay. In fact, it just happened to me twice in the last two weeks with two different listings—one in the city and one in the suburbs. Both homes initially went under contract and then fell through due to buyer issues. It was frustrating, but not the end of the story.
We put both homes back on the market at the same price, hosted more open houses, and proactively shared inspection reports with new buyers. Within a short time, both properties were back under contract—and both are now scheduled to close in the coming weeks!
The truth is, sometimes nothing is “wrong” with a home. The market is unpredictable, and buyer situations change. What matters is how you respond. Here are a few smart moves that can make all the difference:
• Reevaluate your pricing: Even a small adjustment can renew interest.
• Refresh your marketing: New photos, fresh staging, or a better listing description can grab attention.
• Respond to buyer feedback: If showings uncovered issues, take the opportunity to address them.
• Be transparent: Sharing inspection reports or offering flexibility can ease buyer concerns.
• Stay active and visible: More open houses and online exposure keep your listing top of mind.
If your home doesn’t sell right away, or falls out of contract, don’t panic. With the right strategy (and someone in your corner who knows how to pivot), you can get right back on track.

My boys are almost out of school, which means more chaos at home but also more chances to make some great memories together.
